/Summary

The original three-storey department store, which was built in the 1960’s, facing onto the pedestrianised Strait Bargate, had a small car park and single storey ‘food hall’ at the rear, facing onto Petticoat and Mitre Lanes. The latter was demolished, the car park was cleared and the whole replaced by a four storey, steel framed building, providing 36% additional retail space on three floors with offices, plant rooms, etc., above. Because of it’s location in the conservation area, the facades were required to be in carefully detailed facing brickwork with stainless steel framed windows and doors. During this work, the department store remained operational at all normal times.

Following completion of the extension, O&L were commissioned to project manage the refit of the original store, whilst maintaining optimised trading within the store. This was achieved by sub-dividing the work on each floor into six phases, each of which was screened-off from the public. Specialist sub-contractors were employed directly by the Client. A major part of the work was the removal of asbestos, which was carried-out as the first operation in each sub-phase. Other works included the continuation of the new M&E installations from the new extension into the original building, which involved complete replacement of the suspended ceilings, and the installation of new escalators and a central staircase.
